New life stirs in town’s centre

A FLAGSHIP empty former Woolworths shop in Dunstable has been taken by a local retailer and is expected to provide a huge morale-boost to local traders.

The High Street South part of Dunstable has seen a large number of empty shop units for a while but there are now signs that life is stirring once more in the area with local property agent Alexander and Co: Commercial and Industrial saying the latest disposal could assist in revitalising the area.

A spokesman for Alexander and Co: Commercial and Industrial said: “We anticipate the new occupation of the substantial former Woolworths store, together with recent lettings to the opposite side of High Street South, will assist in revitalising this section of the town centre and stimulate interest in the remaining vacant shops.”

A local retailer is currently fitting out the Woolworths unit, pictured, and is expecting to open the new store this month. The shop will be a similar operation to Woolworths, but is expected to have a wider range of products available.

The triple fronted building has a ground floor retail area of 6,364 sq-ft, with 5,800 sq-ft of storage space to first floor and goods lift and loading to rear.

> Alexander and Co: Commercial and Industrial says a rare opportunity has arisen to lease a secure and enclosed yard together with small warehouse and offices in Cradock Road, Luton. The rent is £23,000 per annum on a new fully repairing and insuring lease for a term to be agreed.

Sited on the Luton/Dunstable border, the property is only one mile from M1 junction 11.

The yard of approx 5,549 sq-ft comprises a former light industrial unit with the roof removed and access via loading bay. The warehouse extends to 1,677 sq-ft and the offices with gas fired radiator heating are approx 1,721 sq-ft.

The offices have a reception area and open plan staircase to first floor which provides a range of demountable partitioned offices. The warehouse has a single loading bay.
