The search is on for investors for a care home development in Houghton Regis.

Planning permission was granted in October 2013 for a 58 bed home on land at the former Church of St Vincent in Tithe Farm Road in Houghton Regis.

Now specialist business property adviser, Christie & Co, is seeking investors for the development.

The proposed scheme comprises a 0.72 acre site with full planning permission. It incorporates a 58 bedroom nursing home development over three floors with a basement and impressive views at upper levels.

The design includes the full range of accommodation expected in a modern facility: a hairdresser’s unit, a variety of lounges and informal sitting areas, dining rooms and ensuite bedrooms. The proposed building has a gross internal area of 2,627.8sqm which equates to 45.3sqm per resident.

Externally, there is planning permission for a secure garden in accordance with an approved landscape plan as well as on-site parking for 20 vehicles.

“The site is situated on the outskirts of Houghton Regis, and benefits from excellent transport links with the M1 motorway, connecting Leeds and London. With regards to public transport, the area is served by regular bus routes connecting to Houghton Regis, Dunstable and Luton.”
